Independent flex office operator New Work continues to execute its Warsaw growth strategy with a strong focus on proven locations. At the beginning of 2026, the company will start managing the 9th floor of the Metron building, following the successful commercialisation of the previous phase.
Opened in July 2025, the 8th floor reached 100% occupancy by the end of the year. The pace of take-up clearly demonstrated that flexible, ready-to-use offices with a simple decision-making process meet the real needs of companies operating in a rapidly changing business environment.
Partnership model with building owners
The project is delivered under a management agreement in cooperation with the building’s owners – Alides and AYA Properties Fund. This model combines the operator’s expertise in flexible office management with the long-term asset strategy of the owners.
Strong occupancy achieved within just a few months not only validated the concept but also directly led to the decision to further expand New Work’s operations within the same building.
