HOERBIGER signs a 10-year lease at SOHO by Yareal

 

HOERBIGER, a global leader in solutions for process compressors, gas flow control, explosion protection systems and advanced positioning technologies, will relocate its Polish office from the Intraco tower to SOHO by Yareal.

The new office, covering nearly 200 sqm, is located on the ground floor of the RUBIN building with direct exposure to the linear park – the green axis of the entire complex. The fit-out and interior design are being delivered by Deer Design, with completion scheduled for May this year. The lease agreement has been signed for 10 years.

Praga-Południe competing with central Warsaw

 

For Yareal, this transaction marks an important milestone. The first office lease at SOHO by Yareal demonstrates that mixed-use developments can successfully attract business tenants.

SOHO by Yareal – a true mixed-use destination

 

Designed by HRA Architekci, SOHO by Yareal is a multifunctional development combining residential, office, retail and leisure functions. The project has been awarded the BREEAM Communities certificate and integrates post-industrial heritage buildings with modern architecture, creating a vibrant and open urban space.

The residential part of the complex has already been completed, comprising 10 multifamily buildings and 870 apartments. At the same time, a strong retail and service offer is being developed, with more than 11,300 sqm of space planned across dozens of units.

Tenants include cafés, restaurants, retail stores, a kindergarten, showrooms, beauty services and other local amenities. This mix of functions enhances the attractiveness of modern office space in Warsaw, offering employees immediate access to services and green public areas, while limiting car traffic within the complex.

 

SOHO HUB – further expansion of office space

 

Yareal Polska is currently preparing the final stage of the project – SOHO HUB. Between 2026 and 2028, the development will be expanded by over 5,000 sqm of modern office space (Mińska 39 and the historic B.55 building), nearly 2,500 sqm of additional retail and service space, as well as a PRS component.

The first office lease at SOHO by Yareal is more than just a symbolic opening of the office segment within the project. It confirms that modern office space in Warsaw is increasingly developing beyond the strict city centre – in locations that offer long-term business value, sustainability and a high-quality working environment.
