SOHO by Yareal – a new urban centre on Warsaw’s Kamionek

 

From the beginning, SOHO by Yareal has stood out for its ambitious vision of revitalising Kamionek’s post-industrial fabric. Designed by HRA Architekci and awarded the BREEAM Communities certificate, the project blends contemporary architecture with historical context, creating a space where residential, office, gastronomic, and recreational functions coexist naturally. Linear parks, intimate courtyards and pedestrian-friendly areas form a vibrant environment in which everything is accessible within a short walk – fully reflecting the 15-minute city concept.

 

SOHO HUB – modern offices and revitalised heritage buildings

 

The final stage, SOHO HUB, focuses on commercial functions and significantly expands the project’s business offer. The central element of this phase will be the new building at Mińska 39, a contemporary structure that merges industrial heritage with state-of-the-art technology. The building will provide 3,100 sqm of Class A office space across its first two floors, designed for companies seeking modern, flexible and well-lit workplaces surrounded by services, greenery and residential functions. Upper floors will be dedicated to rental apartments, complemented by a large underground parking garage equipped with electric-vehicle charging stations.

 

Another key component of SOHO HUB is the historic B.55 building – a landmark structure originating from the late 19th-century industrial complex that once operated on Kamionek. Its revitalisation, carried out in close cooperation with the heritage conservator, will restore original window layouts and preserve its authentic industrial character while upgrading the interior with modern technical installations. Once completed, the building will offer 1,300 sqm of unique, single-tenant office space with a strong architectural identity.

 

Expanding lifestyle and service functions: gastronomy, fitness and culture

 

SOHO HUB reinforces the district’s growing lifestyle offer. The distinctive brick-chimney building, currently undergoing refurbishment, will become home to a new gastronomic concept set to open in 2026, created by well-known Warsaw restaurateurs. A dedicated fitness facility will be added between the KARDAN residential building and B.55, expanding the wellness options available to residents and office users. Meanwhile, another historic building – no. 58 – is being transformed into the new headquarters and exhibition space of the renowned architectural studio WWAA. Together with existing cafés, bakeries, beauty services, retail units and local amenities, SOHO evolves into a lively, multifunctional urban destination.

 

Infrastructure and greenery – a comprehensive revitalisation of Kamionek

 

SOHO HUB also marks the continuation of Yareal’s broader revitalisation efforts in Kamionek. In cooperation with Warsaw’s Roads Authority, the developer is upgrading surrounding streets, pavements, lighting and cycling infrastructure. These improvements, executed in stages, are planned for completion between 2027 and 2028. At the same time, SOHO’s green spaces continue to grow: the one-hectare linear park at the heart of the complex will be enriched with additional plantings, further strengthening the project’s sustainable, pro-environmental identity.

 

SOHO HUB – the final touch to a complete urban ecosystem

 

Today, SOHO by Yareal is a fully formed urban organism: 10 residential buildings, 870 apartments, a diverse retail and service offer and, now, the introduction of premium office space tailored to the growing business demand on the east side of the Vistula River. SOHO HUB brings this vision to completion, solidifying the project’s position as one of Warsaw’s most distinctive mixed-use developments and a key catalyst in the transformation of Kamionek.
