AFI Office House has been designed in line with the most advanced digital standards. Equipped with intelligent solutions, the building has achieved WiredScore and SmartScore certifications at the prestigious Platinum level.

Sustainability and energy efficiency

 

AFI Office House is not only a technologically advanced workspace, but also a building distinguished by sustainable development solutions. Implemented technologies respond to climate challenges and significantly reduce the consumption of natural resources.

In cooperation with Veolia, a hybrid node operates within the building, enabling the reuse of waste heat, reducing primary energy demand by approximately 32%. This solution aligns with ESG standards while delivering tangible operational savings.

Architecture also plays an important role. Designers from JEMS Architects shaped the building’s form to limit interior overheating through appropriate façade and window design. From the southern side, planters with greenery absorb excess heat on sunny days. In addition, part of the electricity used in the building comes from renewable sources, including photovoltaic panels installed on the roof.

 

Towarowa22 super-quarter under development

 

The responsible design approach visible in AFI Office House reflects the vision of the entire Towarowa22 super-quarter. Within the multifunctional development area, AFI Tower is currently under construction – the highest point of the complex, featuring terraces for nearly every tenant. On neighbouring plots, exclusive residential buildings M7 and Gutenberga are being developed under the Archicom Collection brand. The first of these is scheduled for completion later this year.

At the largest construction site in central Warsaw, a modern super-quarter is taking shape, combining residential, office and social functions. The area between Pańska, Miedziana and Srebrna streets is designed to foster integration and enrich the Rondo Daszyńskiego district with calm spaces for relaxation. The historic Dom Słowa Polskiego building at the heart of the project will be surrounded by gardens, with pedestrian paths leading through greenery.

Biophilic design is one of the priorities of the investors: AFI, Echo Investment and Archicom Collection. Other priorities include innovative and environmentally friendly technologies. AFI Office House is the first completed stage — a finished building that previews the quality and solutions defining the emerging Towarowa22 super-quarter.

 

About Towarowa22

 

Towarowa22 is a new urban quarter developed by AFI, Echo Investment and Archicom in Warsaw’s business centre. On the site of the former printing house between Towarowa, Pańska and Miedziana streets, offices, apartments for sale and long-term rental, gastronomy, services, as well as cultural and artistic spaces are being created. The diverse architecture of the buildings and the public space concept have been designed by JEMS Architects. The central point of the project will be a new inner-city park with the restored Dom Słowa Polskiego pavilion.
