2025 became one of the strongest commercialisation years in the history of Olivia Centre. In a challenging market environment, the project not only maintained nearly full occupancy but also confirmed its position as the leading office destination in Northern Poland.
46,000 m² leased and the largest transaction of the year in the Tri-City
In 2025 Olivia Centre signed lease agreements covering a total of 46,000 m² of office space, marking the second-best commercialisation result in the project’s history. 33,000 m² came from lease renewals, clearly demonstrating strong tenant trust in the location and the quality of its working environment.
Among the concluded deals were two renewals exceeding 10,000 m² each, meaning that the largest office lease transaction of 2025 in the Tri-City was signed at Olivia Centre.
The project maintains a 95% occupancy level, while preserving a controlled vacancy buffer that enables existing tenants to expand and allows selective onboarding of new business partners aligned with the centre’s long-term strategy.
New residents and a resilient tenant mix
Last year Olivia Centre welcomed 18 new residents, the highest number in its history. Companies joining the business community included Scania Group, Ørsted, HedgeServ, DHL Global Forwarding, Lux Med., UniCredit and worldbox.
Growing sector diversity within the tenant structure strengthens the stability of the entire business ecosystem. At a time when many companies are downsizing office footprints and regional markets are facing increasing vacancy, Olivia Centre continues to build a mature and well-balanced tenant mix that reduces exposure to volatility in individual industries.
“No one working in the office real estate sector would say these are easy times. The market is still transforming and the final outcome remains unknown. That is why our results confirm the resilience of our business model,” says Maciej Kotarski, Director at Olivia Centre.
From an office complex to a true mixed-use destination
For years Olivia Centre has been evolving beyond a traditional office hub into a fully integrated urban ecosystem. Restaurants, conference and event facilities, the Olivia Garden indoor tropical park and community-driven projects have become an integral part of everyday life in Gdańsk and the wider Tri-City area.
The next milestone will be Olivia Pulse – a new residential building scheduled for delivery in 2026. For the first time in the project’s history, permanent residents will live within Olivia Centre, transforming it into a place where people work, meet, dine and live within one coherent environment.
O4 Coworking – a community that drives business value
2025 was a landmark year for O4 Coworking, which has grown from a flexible office concept into a mature business collaboration platform. Networking programmes, industry events and partnership initiatives actively support the growth of companies operating within Olivia Centre.
Last year brought 20 new companies and 600 new employees, including nine international firms, alongside dozens of community events and joint projects with external partners.

Olivia Star Top – 250,000 guests and a premium hospitality brand
The top floors of Olivia Star closed the year with exceptional performance. Nearly 250,000 guests, hundreds of business and private events and continuous live music experiences positioned Olivia Star Top as one of the most recognisable event and gastronomy destinations in Poland.
Restaurants ARCO and Treinta y Tres once again retained Michelin distinctions, while additional international culinary and wine awards further strengthened Olivia Centre’s presence in the premium hospitality segment.
