24,000 sqm in one year – strong renewals and a diversified tenant base

 

Business Garden Warsaw, developed and managed by Vastint, signed lease agreements covering more than 24,000 sqm of office space in 2025. The majority of this volume comes from renewals with existing tenants, confirming the project’s long-term stability.

The largest occupier, Wirtualna Polska Group – a leading Polish technology holding operating in media, advertising and e-commerce – continues to occupy over 7,300 sqm within the complex.

Other companies that extended their leases include Sephora, Medpace, the Ricoh Group (Ricoh Polska, Digital Operations Centre and Simplicity), and Parexel, a global provider of clinical research and regulatory consulting services. Long-standing tenants such as Eracent, Getinge, Vershold, STM Cyber, TEKA and JSK Architekci – the architects behind the complex – also remain at the campus.

This cross-sector tenant mix, spanning technology, retail, IT and life sciences, underlines the versatility and resilience of the project.

 

Ready Flex – flexibility aligned with market demand

 

In 2025, additional companies chose the Ready Flex concept, offering fully fitted office modules available for lease from 12 months. Eagle Burgmann Poland, CCIG, Greenyellow Polska and Think Construction leased a combined total of more than 1,100 sqm under this flexible model.

Further Ready Flex units are currently in preparation, reflecting continued demand for adaptable and shorter-term office solutions.

 

Strategic location and campus scale

 

Business Garden Warsaw is located on Żwirki i Wigury Street, between Warsaw city centre and Chopin Airport, offering convenient access by car, public transport and bicycle.

The campus provides approximately 90,000 sqm of leasable office space across seven buildings certified LEED Platinum or Gold. A landscaped central garden connects the buildings and serves as a shared space for the tenant community, frequently hosting internal events.

On-site amenities include a hotel with conference facilities, a gym and fitness club, restaurants and retail services, reinforcing the project’s campus-style character.
