A new educational function at Jutrzenki Street
The Taifun office building, located at 183 Jutrzenki Street in Warsaw’s Włochy district, will be adapted for a new educational purpose. The property will house a modern Medical Simulation Center as well as teaching facilities supporting a newly launched dentistry programme.
From the 2026/27 academic year, Łazarski University will become the first private higher-education institution in Poland to offer dentistry studies. The investment forms part of the university’s long-term development strategy and its mission to deliver education at the highest academic and practical standards.
Indotek Group’s strategy: unlocking new value in office assets
The sale of Taifun is fully aligned with the asset management strategy of Indotek Group, which focuses on actively unlocking value through repositioning and functional transformation of real estate assets.
According to Szabolcs Szimler, Director of International Real Estate Transactions at Indotek Group, the building’s attractive location, strong transport accessibility and flexible layout were key factors for the buyer, who entered the transaction with a clear vision for the property’s future use.
The transaction confirms that well-located class B office buildings continue to attract investor interest, particularly when they offer realistic potential for conversion to alternative uses such as education, healthcare or mixed-use formats.
Medical education as a new growth direction for office real estate
For Łazarski University, the acquisition of the Taifun building represents an important milestone in expanding its academic offer. As emphasised by Marta Rosińska-Kortas, President of the University, the new facility – together with the planned world-class Medical Simulation Center – will enable the institution to provide students with learning conditions comparable to leading academic centres.
The transaction also highlights a broader trend visible on the Warsaw office market, where older office assets are increasingly being repurposed to meet the changing needs of cities, institutions and end users.
Taifun building overview
Taifun is a seven-storey class B office building offering approximately 7,000 sq m of space. The property includes both underground and surface parking and benefits from good access to public transport, including rail connections. Warsaw Chopin Airport can be reached within approximately 10–15 minutes.
Taifun is another office asset – following Cybernetyki Office Center – successfully sold by Indotek Group for a new function, further underlining market demand for adaptable, well-located office properties.
