New headquarters for Théa Polska in Warsaw’s business core

Laboratoires Théa, an independent family-owned pharmaceutical company specialising in ophthalmology, has joined the tenant mix of LIXA C. Its Polish subsidiary, Théa Polska, has leased nearly 1,000 m² of office space on the first floor of the building, which forms part of Yareal Polska’s flagship LIXA office campus.

The new office will serve as the company’s headquarters in Poland and support its continued development in a market where Théa has been present for two decades, earning strong recognition among ophthalmologists, pharmacists and patients.

As emphasised by Wojciech Tracz, Country Manager of Théa Polska, the relocation marks an important milestone in the company’s growth in Poland. The new workspace reflects Théa’s long-term mission to support medical professionals and patients while maintaining a strong organisational culture and commitment to corporate social responsibility. The choice of LIXA C aligns with Yareal Polska’s focus on sustainability and ESG-driven real estate development.

LIXA C – fully leased building in the heart of Wola

LIXA C delivers approximately 19,400 m² of modern office space and was completed in early 2022. It forms part of the multi-phase LIXA campus, strategically located next to Rondo Daszyńskiego — one of Warsaw’s fastest-growing business districts and a prime office destination in the city.

The entire campus comprises five buildings with a total area of around 77,000 m². Designed by renowned HRA Architekci, LIXA was conceived as an open, city-integrated office environment combining high-quality workplaces with publicly accessible urban space. The LIXA City Gardens pedestrian zone links the buildings and offers green areas, terraces, restaurants and services, creating a vibrant destination for office users and Warsaw residents.

Sustainability and next-generation office standards

LIXA represents Yareal Polska’s long-term commitment to sustainable real estate development. The campus incorporates environmentally responsible materials, renewable energy solutions and technologies aimed at reducing the carbon footprint. In LIXA D and E, low-emission concrete and façade aluminium with 70% recycled content were used. Across the complex, more than 5,500 m² of green areas, patios and terraces have been created to enhance wellbeing and urban biodiversity.

The campus is equipped with advanced technological and health-focused solutions, reflected in international certifications including BREEAM Excellent, WiredScore Platinum, WELL Health-Safety, ActiveScore and AirRated. These standards increasingly influence occupiers seeking modern office environments that support productivity, employee wellbeing and ESG objectives.

Transaction advisory

During the negotiation and conclusion of the long-term lease agreement, Théa Polska was advised by Kancelaria Brochocki, represented by Paweł Pamięta and Rafał Buda.

Yareal Polska highlights that welcoming a company from the pharmaceutical and medical sector to LIXA further strengthens the campus’s position as a preferred office destination for innovative international organisations operating in knowledge-driven industries.

Yareal Polska – experienced office developer

Yareal Polska, part of YAM Invest Group, is one of Poland’s key real estate developers, active in both office and residential sectors. The company has delivered 10 office projects and 22 residential developments, totalling nearly 150,000 m² of completed space.
