ENEL-MED expands in a proven office location
Under the signed agreement, ENEL-MED has leased 2,500 sq m of modern office space located on the second floor of Signum Work Station. The new offices will accommodate the company’s key departments, including IT, finance, HR and the customer service centre. At the same time, the company is continuing to develop its enel-med medical facility, which has been operating in the building since 2010, significantly expanding the scope of services offered.
The expanded medical centre combines advanced oncological prevention, comprehensive imaging and laboratory diagnostics, and specialised outpatient clinics. A medical gym will also be added, responding to the growing demand for integrated health and rehabilitation services.
Second headquarters and competence hub
The new office space at Signum Work Station will serve as ENEL-MED’s second headquarters. In the coming months, the building will provide workspace for several hundred employees, along with a dedicated training centre supporting the organisation’s continued growth. The lease agreement was signed for a 10-year term, with ENEL-MED represented in the negotiations and transaction process by CBRE.
In parallel, under a separate agreement concluded in June this year, ENEL-MED is also occupying more than 2,200 sq m of ground-floor retail and service space, which houses a modern diagnostic and therapeutic medical facility.
Long-term cooperation and confirmation of market trends
The expansion of ENEL-MED’s presence at Signum Work Station is a clear example of long-term, stable cooperation between tenant and landlord. The transaction also reflects a broader market trend in which occupiers choose to expand within buildings they already know well, leveraging existing infrastructure, operational familiarity and the potential for further growth.
From the owner’s perspective, the lease confirms the effectiveness of an active asset management and re-leasing strategy, as well as renewed demand for modern, functional office space in this part of Warsaw.
Signum Work Station – modern standard and functionality
Signum Work Station is a modern office complex offering more than 32,400 sq m of lettable space. The building stands out for its large typical floorplate of approximately 4,650 sq m, providing tenants with a high degree of flexibility in office layout and space planning. The property also offers 870 parking spaces, along with retail, service and storage facilities.
The building holds a BREEAM “Excellent” environmental certification and is undergoing a modernisation programme. In recent months, it has been equipped with two independent power supply sources to enhance operational reliability, and from January 2026 it will be supplied exclusively with green energy.
Stable ownership structure and strong tenant mix
Signum Work Station was acquired by DRFG in December 2024. The property is owned by the CREIF fund and DRFG Investment Group through DRFG Assets, while TriGranit – part of DRFG Investment Group – is responsible for leasing and comprehensive asset management.
In addition to ENEL-MED, the tenant mix at Signum Work Station includes well-known Polish and international companies such as Ringier Axel Springer, Mondelez International, Columbia and PPD. The continued expansion of ENEL-MED within the complex confirms that modern office buildings are increasingly serving as long-term hubs for stable economic sectors, combining office, service and healthcare functions within a single, well-designed location.
