In 2025, AFI continued its dynamic growth across three key business segments: institutional residential rental (PRS), modern office developments and mixed-use projects. A strong capital base, operational expertise and a consistently executed long-term strategy allowed the company to scale its activities and maintain high leasing momentum across new developments.

 

PRS: over 90% occupancy and continued growth of AFI Home

 

The PRS segment remains one of AFI’s core pillars in Poland. In 2025, the AFI Home portfolio reached nearly 2,200 completed apartments, while the commercialization team signed 1,656 new lease agreements. Occupancy across the entire portfolio – including projects delivered within the last twelve months – exceeded 90%, confirming sustained demand for institutional rental housing in major Polish cities.

Alongside portfolio growth, AFI continues to develop the AFI Home community concept, focusing on resident integration initiatives and attractive shared spaces. The company has announced further PRS expansion in Warsaw, Kraków and Wrocław, where new AFI Home projects are currently in preparation.

 

Offices: record leasing volume and full commercialization of flagship projects

 

In the office sector, AFI signed lease agreements covering a total of 25,550 sqm of modern office space in 2025 – the highest annual leasing volume in the company’s Polish operations to date.

Construction of AFI Office House, the first stage of the Towarowa22 complex in Warsaw, was completed and the building reached nearly 100% occupancy. The project confirms the growing importance of central locations, high ESG standards and the mixed-use urban quarter concept in today’s office market.

At the same time, AFI continues the development of AFI Tower – the tallest building within the Towarowa22 super-quarter – delivered in cooperation with Echo Investment on the former Dom Słowa Polskiego printing house site. Once completed, the project will redefine this part of Warsaw’s Wola district, combining office, residential and retail functions while preserving the historical identity of the location.

In addition, in 2025 AFI fully leased two boutique office buildings AFI Bohema, forming part of the AFI Home Metro Szwedzka complex in Warsaw’s Praga-Północ district.

 

Retail and services: strengthening the mixed-use ecosystem

 

The retail and services segment recorded rising tenant activity and further diversification of the service mix. In 2025, AFI signed lease agreements covering 3,550 sqm of retail and service space in key residential and mixed-use developments.

Growing interest from tenants in gastronomy, health, beauty and everyday services confirms the attractiveness of ground-floor retail as an integral component of AFI’s mixed-use urban projects in Poland.

 

2026: further expansion and new projects in central Warsaw

 

AFI plans to continue expanding its PRS portfolio in key markets and advance the next stages of Towarowa22. Among upcoming developments is a 120-metre residential tower, set to introduce a new quality of architecture and urban living in the very heart of Warsaw.

The company is also actively seeking new investment opportunities in Poland, focusing on mixed-use projects that combine rental housing, office and retail functions.

The year 2025 confirmed AFI’s position as one of the leading players in Poland’s real estate sector. High occupancy levels, record leasing volumes and consistent execution of its mixed-use strategy provide a solid foundation for further growth in Warsaw, Kraków and Wrocław.
