Shell Commits to Krakow with Record Lease
Global energy leader Shell has reaffirmed its significant commitment to the Polish market and the city of Krakow by extending its substantial office lease at the DOT Park complex. The new agreement covers more than 22,800 square meters of office space within three buildings (A, B, and C), making it the largest office transaction recorded in Poland in the first half of 2025 and a record for Krakow.
Shell has operated in Poland for over three decades, expanding its business across various sectors, including retail fuels, e-mobility, and business services. The company's Shell Business Operations (SBO) based at DOT Park is one of the largest units of its kind in Central and Eastern Europe, employing over 5,000 people.
A Long-Standing Partnership at DOT Park
Shell initially established its presence at DOT Park in 2015, and its footprint within the campus has grown steadily since then. The extended lease signals Shell's continued confidence in the location and the quality of the facilities. The company plans significant modernization works on the leased space to adapt the offices to current employee requirements, including new electric vehicle charging stations and infrastructure for scooters and bicycles.
Mariusz Breś, Vice President at Golden Star Estate, owner of the complex, commented on the deal: "Extending cooperation with Shell is not only a huge commercial success for us but, above all, confirmation that DOT Park is a place that meets the highest expectations of global tenants."
DOT Park: A Premier Business Destination in Krakow
DOT Park is a modern complex featuring five Class A office buildings located on Czerwone Maki Street in Krakow. The total leasable area exceeds 44,000 sqm. The campus offers a comprehensive range of retail and service amenities, along with robust bicycle infrastructure. Designed with a focus on ecology and user comfort, the buildings hold BREEAM certification, confirming their adherence to sustainable construction principles.
The complex's strategic location near Jagiellonian University research centers and other international institutions provides access to talent. Excellent connectivity is ensured by the nearby "Czerwone Maki" transport hub, a Park&Ride facility, and quick tram access to the city center.
Market Significance
Magdalena Ruta, Head of Asset Management at Golden Star Estate, highlighted the significance of the transaction: "Renegotiating 22,800 sqm with such a large tenant as Shell, in a demanding market like Krakow, delights us doubly." She credited the success to a partnership approach and strong relationship with the tenant.
The complex renegotiation process involved legal firms and market advisors representing both Shell (Piotr Jeżółkowski from Jeżółkowski i Wspólnicy sp. k. and Maciej Fielek from JLL) and Golden Star Estate (Marcin Rogala from SRC Law Firm).
