Golden Star Estate leases 40,000 sqm of offices – strong results after three quarters

Golden Star Estate has successfully leased 40,000 sqm of office space in its Polish portfolio during the first three quarters of 2025. The result, achieved through 11 long-term lease agreements, confirms the company’s strong position in the Polish market. Among the transactions was a record-breaking renewal of 22,800 sqm at DOT Park in Kraków by Shell – the largest single office lease in the city’s history.

White Star Real Estate and Cain International welcome NAOS, the company behind Bioderma, Institut Esthederm and Etat Pur, to the tenant community of The Park Kraków. NAOS will occupy over 800 sqm in building B1, bringing its occupancy level to 94%. Return to offices. Regional markets record strong demand

Companies in Poland are once again expanding their office footprints, with demand for modern workspace growing at an impressive pace. “Regional cities are outpacing Warsaw in terms of tenant activity and the number of projects under development,” says Mateusz Strzelecki, Partner / Head of Tenant Representation at Walter Herz. According to the firm’s analysis, nearly 400,000 sqm of office space was leased in regional markets in H1 2025 – a year-on-year increase of more than 50%.

Stella secures first tenants as Kraków welcomes a new premium office building

The Stella office building in Kraków, developed by Grupa Zasada, has secured its first tenants even before completion. Premium delicatessen Galeria Smaku u Jacka will open on the ground floor, while another tenant has leased two office floors – their name remains confidential for now. The leasing process is led by Knight Frank. In total, nearly 2,500 sqm have already been leased, highlighting strong interest in this premium development on Kraków’s office market.

Kraków leads Poland’s office market – record demand and falling vacancy in H1 2025

Kraków is strengthening its position as the leading regional office market in Poland. According to Savills, demand in the first half of 2025 reached 172,000 sqm – up by an impressive 85% year-on-year. With zero new supply and limited developer activity, the city’s vacancy rate dropped to 17.3%, and in the very centre to just 7%. The result? Rising rental rates and growing competition for the best office space.

Promotions strengthen Golden Star Group’s Polish team

Golden Star Group, an international real estate investor, is reinforcing its operations in Poland. Paweł Moczybroda has been promoted to Group Chief Financial Officer, while Ewa Dragunajtys has taken on the role of Head of Asset Management.
