The property was acquired by a company that will take it over for its own use and change its original office function. Such decisions are becoming increasingly common on the Warsaw market and reflect rising demand for smaller, stand-alone buildings that can be relatively easily adapted to alternative uses, such as medical, educational or other specialised services.

 

Repositioning as part of Indotek Group’s strategy

 

According to Małgorzata Więcko, Head of Asset Management Poland at Indotek Group, the sale of Cybernetyki Office Center confirms the effectiveness of the company’s active asset management approach. Since acquiring the building in 2021, the group has focused on unlocking its potential and preparing it for new functions aligned with current market needs.

 

The transaction also demonstrates Indotek Group’s ability to respond flexibly to changing market conditions and to consistently implement a value-creation strategy through asset repositioning.

 

Warsaw office market and the growing conversion trend

 

As noted by Szabolcs Szimler, Director of International Real Estate Transactions at Indotek Group, the sale of the Mokotów office building fits well with broader trends observed on the Warsaw office market. There is growing interest in smaller buildings which, instead of competing in an increasingly demanding office leasing market, can be converted to alternative uses better suited to local demand.

 

This approach forms part of Indotek Group’s long-term portfolio reorganisation strategy in Poland and across Central and Eastern Europe, with a strong focus on sustainable transformation and long-term value creation.

 

Second Indotek Group transaction in Warsaw within 12 months

 

The sale of Cybernetyki Office Center marks Indotek Group’s second office transaction in Warsaw within the last year. In December 2024, the group also sold Bokserska Office Center, which was acquired by the Polish charter airline Enter Air.
