Dynamic Year Across Poland’s Regional Office Markets
Avestus Real Estate has summarized its activity for the first three quarters of 2025, achieving 15,000 sqm of leased office space across three key cities: Kraków, Wrocław, and Łódź. The company continues to strengthen its presence through its landmark office projects – Enterprise Park, Infinity, and Imagine.
“From the perspective of a company active in Poland’s major regional cities, we observe that lease renegotiations still dominate the market. Kraków remains the leader in new lease and expansion activity,” said Mariusz Frąckiewicz, Country Director of Avestus Real Estate in Poland. “Tenants are consistently seeking tailor-made office spaces and reliable landlords who understand their evolving needs. That’s the foundation of our business philosophy — to be an open, flexible, and trusted partner for our tenants.”
Kraków Leads the Way: Enterprise Park Signs New Leases
The highest leasing activity in 2025 was recorded at Enterprise Park in Kraków – a six-building, Class A office complex offering over 61,800 sqm of modern workspace.
In the past three quarters, Avestus Real Estate finalized four new lease agreements and two extensions. Tenants include renowned companies such as Aptiv, Aon, Cisco, Alight Solutions, Estarta Poland, and Getinge Shared Services.
Located in Kraków’s Podgórze district, Enterprise Park is a joint venture between Avestus Real Estate and Tristan Capital Partners. The complex combines top-tier office space with retail and service amenities, providing a complete business environment for international corporations and shared service centers.
Infinity – The New Landmark of Wrocław’s Office Market
In Wrocław, Avestus Real Estate continues to develop its Infinity project — a seven-story Class A office building offering 21,866 sqm of premium commercial space. Completed in 2023 in partnership with Alchemy Properties, Infinity has already attracted prominent tenants, including Avenga, Divante, Dom Development Wrocław, ingage Poland, FutureMeds, NATEK Poland, SPCG, and The Shire – Beyond Coworking.
Strategically located on Legnicka Street, Infinity stands out with its elegant architecture, ESG-compliant standards, and diverse retail offer on the ground floor. It represents the next generation of workplace design — combining comfort, functionality, and a strong corporate image.
Łódź on the Move: Imagine Delivers Class A Flexibility
Another key investment in the Avestus portfolio is Imagine in Łódź – a Class A complex consisting of two office buildings and a multi-level car park, offering a total of 17,200 sqm of modern commercial space.
Among its tenants are top brands such as EY, Asseco Poland, Bluerank, WWT (World Wide Technology), Well Fitness, Philips, GE, and LUX MED.
The project also features a conference and coworking center directly managed by Avestus Real Estate, along with numerous on-site retail and service points. Imagine exemplifies the company’s proactive asset management and commitment to providing high-quality, functional workplaces for leading Polish and international companies.
