AFI Bohema fully leased – Enel-Med secures the final space
The lease agreement with Enel-Med concludes the commercialisation process of the office component within AFI Home Metro Szwedzka. The medical provider will occupy 850 sq m and intends to launch a new diagnostic facility in August 2026, adding another daily-use service that complements the working environment of the project.
The office buildings at AFI Bohema are already home to the Institute of National Remembrance, Gladio and FitQbe from the Pracuj.pl Group. Across 2025, the leasing team signed nearly 5,000 sq m of office agreements, translating into full occupancy within the year. According to Jarosław Prawicki, Head of Office Leasing at AFI Poland, the objective is not only to fill space but to create environments that support long-term tenant engagement and daily convenience.
A strategy focused on user comfort and long-term tenant presence
The arrival of Enel-Med reflects AFI Poland’s development strategy: combining office and service functions to deliver places where users can work and access key amenities in one location. Recent agreements, including Gladio’s 570 sq m lease and FitQbe’s 560 sq m, demonstrate a tenant mix covering various business profiles, while the Institute of National Remembrance continues its operations in the building.
The commercialisation process was supported by advisory experts from CBRE. As noted in the official communication, the consulting team assisted AFI Poland throughout the leasing stages, contributing to the execution of its business objectives.
Metro access, post-industrial heritage and BREEAM Excellent
AFI Bohema brings together two boutique-scale office buildings with a total of nearly 5,000 sq m. The project is located directly alongside the Szwedzka station on Warsaw’s second metro line, ensuring quick access to other business districts.
The office component forms part of AFI Home Metro Szwedzka within the broader BOHEMA – Praga redevelopment, where former Pollena-Uroda industrial buildings—including production, warehouse and administrative facilities—have been restored and integrated with new architecture. The result is a combination of post-industrial identity and contemporary glazed façades.
Earlier this year, the complex obtained its final BREEAM „Excellent” certification with an 81.1% score under the International New Construction V6 standard, confirming compliance with advanced environmental and ESG requirements.
AFI’s office portfolio in Poland
AFI owns and manages four modern office buildings in Poland totalling 100,000 sq m and holds two of the highest-rated BREEAM office assets in the country. In Kraków, AFI V achieved a record BREEAM In-Use „Outstanding” score of 98.8%. In Warsaw, AFI Office House secured 97.9% under the BREEAM International New Construction 2016 scheme and won the PLGBC Green Building Award 2025 in the “Sustainable Office Building” category.
In parallel, AFI develops its residential PRS platform, AFI Home, offering 2,200 units in three cities, and holds a 70% stake in Towarowa 22 – one of the largest mixed-use projects in Central Europe.

The completion of AFI Bohema confirms growing commercial interest on the eastern side of Warsaw.
