Return to offices. Regional markets record strong demand

Companies in Poland are once again expanding their office footprints, with demand for modern workspace growing at an impressive pace. “Regional cities are outpacing Warsaw in terms of tenant activity and the number of projects under development,” says Mateusz Strzelecki, Partner / Head of Tenant Representation at Walter Herz. According to the firm’s analysis, nearly 400,000 sqm of office space was leased in regional markets in H1 2025 – a year-on-year increase of more than 50%.

Astellas Pharma Global Capability Centre (GCC) Poland will join the group of prestigious tenants at The Bridge in Warsaw. Ghelamco has finalized the sale of the fully leased VIBE office building in Warsaw. The new owner is the international investment company Manova Partners. Offering around 15,000 m² of modern office space, the building was sold for nearly €68 million net (approx.
