Poznań's Milestone: Poland's First Net-Zero Operational CO2 Office
Skanska is proud to announce the commencement of Nowy Rynek C, the final phase of its prestigious office complex in Poznań. This groundbreaking development marks a pivotal moment for Poland’s commercial real estate, as Nowy Rynek C is set to become the nation’s first commercial office building with net-zero operational CO2 emissions and complete independence from the municipal heating network. This achievement places Poznań alongside leading European cities like London, Oslo, Stockholm, and Copenhagen, pioneering zero-emission office solutions.
Designed by the local Poznań-based studio Ultra Architects, Nowy Rynek C completes the "city within a city" concept of the Nowy Rynek complex. Located at the intersection of Przemysłowa and Wujka streets, the complex integrates five office and retail buildings with public spaces, restaurants, cultural facilities, and extensive green areas.
Unparalleled Sustainability and Energy Independence
Nowy Rynek C is engineered for maximum energy efficiency and environmental responsibility. The building will be 100% powered by renewable energy. This includes an innovative system of air and ground source heat pumps, with record-breaking 10 km of boreholes – an unprecedented solution in the market that harnesses natural geothermal energy to heat the building in winter and cool it in summer, completely independent of external infrastructure. This innovative approach is projected to reduce energy consumption by approximately 40% compared to standard constructions, offering tenants predictable utility costs.
Further enhancing its green credentials, the building will feature Poland's largest rooftop photovoltaic (PV) installation on an office building, supplementing energy purchased from the exchange with certified origins. Overall, Nowy Rynek C is expected to consume about 18% less energy per square meter than a standard household. The construction also prioritizes sustainability, utilizing low-carbon materials such as concrete, glass, and aluminum with a reduced carbon footprint.
Cutting-Edge Technology for Optimal Performance
Spanning over 28,700 sqm of GLA, including approximately 25,750 sqm of office space and 2,980 sqm for retail and services, Nowy Rynek C offers six above-ground floors and an underground garage for 225 cars and over 100 bicycles, plus 50 additional outdoor spots. The building's advanced features include an AI-Enhanced BMS (Building Management System) combined with an innovative façade, allowing for natural airflow and night cooling. Automated tilt-and-turn window panels provide tenants with access to fresh air, ensuring a comfortable and healthy indoor environment while further reducing operational costs and energy consumption for air conditioning.
The project has already achieved a remarkable 88 points in LEED v4 precertification at the Platinum level, positioning it among Poland's highest-rated buildings for sustainable construction. It also boasts a WELL v2 precertification score of 84.5 points, emphasizing its design for user health and well-being.
A Comprehensive Ecosystem for Business and Well-being
Beyond its advanced sustainable features, Nowy Rynek C is designed to foster a vibrant and inclusive community. The development has received positive feedback from the Integration Foundation, allowing it to pursue a "Barrier-Free Object" certificate, ensuring accessibility for individuals with disabilities and parents with strollers throughout the complex. The 18,000 sqm of shared outdoor spaces feature green terraces, brine graduation towers, bird nesting boxes, and insect hotels. Upon completion, the complex will also offer a public playground and a basketball court, making it a welcoming space for all Poznań residents.
In a pioneering move for Polish office buildings, Nowy Rynek C will include a rooftop terrace designed for drone operations, enabling fast and collision-free parcel deliveries. Furthermore, in collaboration with experts from the Military University of Technology, the building's underground facilities can be quickly adapted to serve as shelters for employees during unforeseen crisis situations, adding an unparalleled layer of security.
