Syrena Real Estate, a prominent Polish commercial real estate investment firm, has successfully acquired the Zaułek Piękna property. Located in the desirable Śródmieście district of Warsaw, the building was purchased from Manova Partners in a transaction co-financed by mBank. While the financial details were not disclosed, the acquisition signals strong activity from local investors in the capital's market.

 

Zaułek Piękna: A Prime Location with Potential

 

The Zaułek Piękna building offers businesses over 8,100 sqm of prime office space and approximately 700 sqm dedicated to retail and service units. Its central location in Śródmieście provides excellent connectivity and access to city amenities. Current tenants include international consulting firm Mazars, which occupies over 20% of the space, along with OC&C Strategy Consultants, LivUp (PRS sector), and Fidea.

 

Syrena's Vision: Repositioning and Green Transformation

 

Syrena Real Estate's acquisition is driven by a clear strategy to unlock the potential of existing properties through modernisation and repositioning. Witold Zatoński Kotomski, founder of Syrena Real Estate, stated, "Our aim is to make this building a landmark in the city centre and, through our investment, to kick-start the revitalisation of the surrounding area. Zaułek Piękna will meet all the requirements of a modern office building and its commercial part will be redefined."

 

This project aligns with Syrena's broader commitment to a green transformation strategy. Mariusz Napiórkowski, CFO and Investment Director, highlighted their ambition: "Our aim is for the refurbished buildings to achieve the highest standards of energy efficiency, significantly reduce operating costs and minimise their carbon footprint." The goal is to transform Zaułek into an icon combining prestige, modern architecture, ecological solutions, and state-of-the-art technology.

 

Market Trends and Investor Confidence

 

The purchase underscores a growing trend of local players increasing their activity in the Polish investment market. Marcin Kocerba, Partner at Cushman & Wakefield, which advised the seller, commented on the market context: "Undoubtedly, with the low level of development activity in the capital and the shrinking stock of attractive land, this type of high-quality, well-maintained asset will become increasingly desirable." Syrena's track record includes successful modernisations like the HOP projects on Chmielna Street (14,000 sqm) and the Diuna complex in Mokotów (46,000 sqm), further solidifying their expertise in revitalising office properties.
