Rents are rising, but without sharp changes

 

In regional markets, average rental rates for class A buildings currently range between €13–14/m². Higher prices are recorded mainly in environmentally certified properties and those in the most prestigious city locations.

 

According to a report by Newmark, demand for office space in the regions remains stable – in the first quarter of 2025, lease agreements covered 176,900 m², marking a 27% increase compared to the previous year.

 

Operating costs – an advantage of modern offices

 

Although higher standards are often associated with higher costs, in practice the opposite is frequently true. In modern properties, operating expenses remain comparable to those in older buildings, and in some cases, they are even lower.
