Wola dominates Warsaw’s 2025 office supply – key trends from Newmark Polska

According to the “Office Occupier – Warsaw Office Market” report by real estate advisory firm Newmark Polska, more than 85,000 sqm of new office space was delivered in Warsaw in the first half of 2025 – with a striking 93% completed in Q2 alone. This year, over 95% of the total new supply is expected to be concentrated in central districts, with Wola emerging as the key development zone.

Growing tenant interest in sustainable and technologically advanced offices is driving an increase in the modernization of older buildings and changing their functions.
